A Good Reason to use Me as Your Agent. Jill's Buyer & Seller Rebate Program.
Here is how it works... Simple... Request and Sign on and receive 10% of the Buyers Commission @ Closing... Use can use your Rebate towards household furnishings, closing costs or whatever you may choose.
TO QUALIFY FOR THE REBATE YOU MUST:
- (For Sellers Rebate) Sign Listing Agreement and rebate clause will be included.
- (For Buyers Rebate) Sign a Buyers Broker Agreement and agree to use my services to purchase a property
- You must notify me when you wish to view a property and disclose to all other agents, builders and even For Sale By Owners that I am your agent and represent you.
- You must give me 6 months from the time the agreement is signed to represent you, as your agent, to find you a property. ( Because I am promising to give you a rebate from my commision while I work hard to find you a property, if you should decide to use another agent to purchase a property you agree to pay me a fee of $200 as compensation for all my time and effort. ) However, you are under no obligation to purchase or build a home during our agreement.
CALCULATION OF REBATE:
- The rebate is calculated based only on the portion of the listing agent or selling (buyers) agents' commission which is actually paid to Pelican's Nest Realty Services LLC. The commission or fee received by Pelican's Nest Realty Services LLC will vary on individual properties.
- The rebate amount calculated is reduced by any referral fee paid by Pelican's Nest Realty Service LLC
- The sellers or buyer’s rebate “credit to buyer” is paid at closing due to lender policy.
YOU DO NOT QUALIFY FOR THE REBATE IF:
You have an exclusive Buyer's Agency agreement with an agent/broker from any other realestate office.
You viewed the property with an agent from another company prior to working with Pelican's Nest Realty Services LLC..
You fail to follow through to the final closing on the property or Pelican's Nest Realty is not actually paid a buyers commission.
As your Agent I was not the first to register you with a new construction builder.
All Prior Sales are Excluded (Program begins May 10, 2010)
